Hi, I'm Kate.

I've been in the mortgage business for more than 26 years, and there's something I learned a long time ago:
People usually don't need another salesperson. They need someone who knows what to do when things get complicated.
That's the kind of mortgage professional I've tried to become.
I'm Kate Matties-Deiboldt, a Senior Mortgage Advisor with VanDyk Mortgage in Clarksville, Tennessee. I specialize in VA and FHA financing, first-time homebuyers, down payment assistance, and the mortgage scenarios that don't always fit neatly into a box.
I work extensively with military families relocating to the Fort Campbell area, and I understand that a PCS isn't just a real estate transaction. You may be coordinating orders, reporting dates, movers, schools, BAH, a home sale somewhere else, and a dozen other things at the same time. My job is to make the mortgage part of that process as clear and predictable as possible.
I'm also the person people tend to call when a mortgage gets difficult.
Some of my favorite clients started our first conversation with:
"Another lender told me I couldn't qualify."
Sometimes that lender was right.
But sometimes the borrower just needed a different loan program, a better strategy, some credit work, a different way of documenting income, or someone willing to dig deeper into the guidelines.
That's why Realtors sometimes call me The Deal Doctor.
I like figuring things out.
But I also believe part of being a good mortgage advisor is knowing when not to make a loan. I'll explain the numbers, the risks, the options, and the tradeoffs so you can make an informed decision for yourself and your family.
Because getting approved for the largest payment possible isn't the goal.
Building a life you can comfortably afford is.
